A growing number of homes in Nashville are selling without ever hitting the public market. Here’s how off-market “Private Exclusives” work, why they matter in today’s market, and how buyers and sellers can take advantage of this hidden opportunity.
Most buyers think they’re seeing everything on the market.
They’re not.
Right now, there are 621 off-market Compass Private Exclusive listings across Tennessee, including 350 in Davidson County and 150 in Williamson County. These are homes that aren’t on Zillow, Realtor.com, or even the MLS, but they are actively available for sale.
This is what we call the hidden market.
Private Exclusives are listings that are intentionally kept off the public market and shared only within a network of agents and qualified buyers.
At Compass, this allows us to quietly match buyers and sellers, protect privacy for high-end or personal situations, test pricing before going fully public, and create opportunities without overexposing a property. In many cases, deals are happening before the public ever knows the home was available.
Not every seller wants or needs a full public launch.
We’re seeing more homeowners choose Private Exclusives to maintain privacy, avoid days on market and price reductions, soft-launch and gather feedback, and control how and when their home is introduced. It’s a more intentional and strategic approach to selling.
If you’re only searching online, you’re competing for what’s already visible to everyone else.
But when you tap into the off-market network, you can see homes before they go public, face less competition, and move with more confidence and less pressure. This is often where the best opportunities are found.
In areas like West Nashville, The Nations, Green Hills, and Franklin, we’re seeing a growing percentage of listings start as Private Exclusives before ever hitting the open market. In some cases, they never do.
Having access to Private Exclusives is one thing. Knowing how to use them to your advantage is another.
At Carletello & Co., we’re not just putting homes on the market we’re positioning them strategically, leveraging relationships, and creating opportunities others don’t see.
The Nashville market isn’t just what you see online. There’s an entire layer of opportunity happening behind the scenes, and the buyers and sellers who understand it are the ones gaining the advantage.
If you’re curious about accessing off-market opportunities, quietly selling your home, or understanding how this strategy fits your goals, let’s have a conversation.
